The action
This three-bedroom house had only a trickle of visitors, a fairly typical winter turnout, according to agent Clare Packer. What was unusual was the swiftness of one guest in making an offer and negotiating a deal within 11 days, a much quicker turnover than expected.
“This sold a lot faster than what you’d see for the average days on market,” Ms. Packer said.
“The higher-end price tier, over $1-million in Edmonton, was moving really well and there was a total lack of inventory.”
The sellers agreed to take $25,000 off the asking price for their home, though it was renovated and compared well to its neighbours, primarily bungalows built in the 1950s.
“If the condition of the property doesn’t impress people, you’re not able to charge top dollar, like this property,” Ms. Packer said.
“It also had an attached garage and a detached garage, which was very unique.”

What they got
Built in 1990, this two-storey house has 2,304 square feet of living space, including an office, a dining room and a living room with a fireplace.
In 2014, the home was upgraded with new hardwood flooring, granite countertops and an L-shaped island in the kitchen. The breakfast area has a door to a deck, yard and double garage on the 50- by 140-foot lot.
There are four bathrooms, including a primary bathroom upstairs.
The basement has a fourth bedroom and a recreation area with a fireplace and a wet bar.

The agent’s take
“Westmount is a really beautiful, centrally located community, very close to downtown and the river valley,” Ms. Packer said.
“All amenities are within a couple of minutes’ drive.”
