The action
This four-bedroom house about two kilometres west of West Edmonton Mall was put up for sale as soon as its owner found a property to downsize to this summer. After a first wave of buyers toured the home, two offers came in. One offer went $35,600 over asking.
“We had several showings very quickly, which was expected,” agent Clare Packer said. “In part because the home was so well-maintained and cared for, and in part because there are pockets in Edmonton with very low inventory.
“Multiple offers are a common thread in these areas where you have few options to choose from.”
The home is on a quiet street close to schools and parks, as well as freeways, restaurants and attractions at West Edmonton Mall.
“Buyers were predominantly younger couples or young families because it’s in a family-oriented community,” Ms. Packer said.
“The neighbourhood is affordable, but still safe and convenient with lots of amenities.”

What they got
This 50-year-old house has an attached, double garage and 1,907 square feet of living space, including four bedrooms on the second floor.
It has an eat-in kitchen, separate living and dining rooms, in addition to a family room with a gas fireplace.
Another recreation area is in the basement.
There are three bathrooms and a laundry room on the main floor.
Outside, there is a west-facing deck and gardens on the 60- by 140-foot lot.

The agent’s take
“It’s a bit more spacious than the average [house] in the neighbourhood,” Ms. Packer said.
