The action
Scrolling through an agents-only Facebook group, Raphael Bohlmann spotted a post from another agent who had clients wanting to buy a house very much like the bi-level house he was about to list for sale for clients of his own in Grand Prairie. He arranged for the house hunters to tour the home before it appeared on the Multiple Listing Service. His sellers, eager to sign a deal, accepted an offer of $895,000 with one proviso – that they be given 60 days to buy another property. They got it done under the wire, securing the sale.
“Our market is booming, prices are going up, inventory is extremely low, and there are more buyers than we have properties for,” said Mr. Bohlmann.
“Things are selling before they hit MLS. You’ve got to be really connected with your realtor community to capture some of these opportunities.”
Housing demand has intensified more recently with businessman Kevin O’Leary proposing to build the world’s largest AI data centre nearby in Wonder Valley.
“The big cities of Edmonton and Calgary aren’t feeling the same pressures that we are of low inventory,” Mr. Bohlmann said.
“There’s a lot of hype around exploration of oil and gas because of the energy requirements in the world and the data centre. It’s really stimulating the economy and growth of our community.”
