The action

Agent Curtis Prokopchuk guided his long-time client through the investment potential of two dozen properties in various cities over six months. Outbid on a place in Calgary, they turned to this four-bedroom house near Sylvan Lake, about 20 kilometres west of Red Deer, after it reappeared on the market in March at a $35,000 markdown from its price last fall. Negotiations took it down another notch, with a deal signed at $569,000.

“Sylvan Lake is a destination between Calgary and Edmonton that’s like the closest thing you’d get to Kelowna without leaving the province,” said Mr. Prokopchuk.

“The real benefit was it had potential to be a summer vacation place and make some good cash flow.”

The buyer plans to upgrade the 28-year-old house, only a block away from the lake, to improve its appeal as a short-term rental property.

“It was [used as] a rental before us, but it needed some love, some things to be fixed,” Mr. Prokopchuk said.

“This has a ton of parking spaces and it’s close to the lake, and those things already create a great rental.”

What they got

This house has 1,240 square feet of living space, including two bedrooms and one bathroom on both the main and second floors.

The kitchen has updated appliances, and the living and dining area has sliding doors to a deck and yard with a firepit.

There is a gravel driveway and parking pad for four cars.

The agent’s take

“This house has a nice A-frame with vaulted ceilings,” said Mr. Prokopchuk.

“The square footage was higher than a lot of older homes in that area. There are a lot of small bungalows with 800 square feet.”
