The action
This five-bedroom house on an 82- by 120-foot lot was listed under $2.8-million. The initial price tag was based on its similarity to a neighbouring home on a larger property, which sold for $3-million six years ago. Dissatisfied with the number of viewings by potential buyers over three weeks, the long-time owners dropped $500,000 from their price. The new prices was far below other options in the surrounding are near Bayview and Steeles avenues.
They received one offer and rejected it, repeating the negotiation process with a second buyer. A third potential buyer was willing to pay the new price.
“We needed to be more aggressive, and came down half a million [dollars] to $2,298,000,” said agent Andre Kutyan.
“We had three offers within 72 hours, and it sold for the full asking price. It’s a testament to how price sensitive the market is.”
Pricing aside, this 49-year-old house was also a standout on multiple fronts.
“Being on a dead-end street is a big deal, it’s on a pie-shaped lot that widens, which is rare, and even the house is 4,500 square feet,” said Mr. Kutyan.
“Most of these older homes are not that large, they’re usually 3,000 or 3,500 square feet.”
