The action

Unlike other properties sold around Roncesvalles Avenue early this spring, this updated Victorian received only one offer. But the offer was a good one, $150,000 over the asking price.

“We wanted to take advantage of the market when things seemed to be moving quickly, especially in Roncesvalles, and a lot of things were selling in multiple offers,” said agent Luisa Piccirilli.

“We ended up getting one offer, but there were three buyers waiting to see what would happen.”

This home was built in the late 1800s and modernized to current standards.

“There were more than enough comparable homes that had sold recently to justify the price,” Ms. Piccirilli said.

“It was a spectacular, beautiful, three-storey Victorian, nicely renovated inside, and it did have one parking spot. In Roncesvalles, parking is a premium.”

“It has a really nice backyard for entertaining but also for kids to play,” Ms. Piccirilli said.

“It’s very desirable, mostly for the school catchment area, and walkability to all the shops, restaurants and cafes on Roncesvalles.”
