The action
The Hammersmith is a low-rise condo townhouse building with street-level retail shops on Queen Street East and private residences above with one- to three-bedroom plans. Agent Jenelle Cameron hoped her client’s two-storey, two-bedroom unit would stand out, especially since the last similar unit sold in 2023.
“It’s a very unique, coveted complex,” Ms. Cameron said, “and usually when units come up, they sell pretty fast.”
Pricing the unit proved difficult. “At $899,900, we thought we’d try it out, but it was too high,” Ms. Cameron said.
The asking price was reduced in $50,000 increments several times, but it only managed to get a few buyers through the doors over the winter. Finally, in late spring one visitor made an offer and cut a deal at $680,000.
“The condo market is so strange,” Ms. Cameron said.
“I’ve had some [properties] that get tons of showings and no offers. And I get some that get no showings and no offers. You just don’t know what you’re going to get.”
