The action
Agent Gary Cirillo was concerned potential buyers would be turned off by this two-bedroom unit’s dated finishes and its monthly fees of $745, which some might consider high though they cover all utilities, cable and use of amenities in the nearly 40-year-old building. His strategy was to eschew interior photos and let price do the talking, setting it at $449,000.
“This was the cheapest unit up for sale in the building,” said Mr. Cirillo.
“I figured anyone taking a look at other units would take a look at mine, and it would create more activity on it.”
After a few months, that initial low price was cut by $40,000, but still, there were few nibbles. But nine visitors in, an offer came in and negotiations sealed the deal at $395,000.
“Key selling features included the spacious 750-square-foot layout and the convenient location,” said Mr. Cirillo.
“The building is right by the [Mount Dennis] GO station and LRT.”

What they got
The south-facing unit has two bedrooms, both with windows and a living room with access to a balcony overlooking the building’s swimming pool and playground.
There is an eat-in kitchen with ceramic and granite finishes, as well as a four-piece bathroom and laundry machines within the unit.
One parking spot is included. A gym and party room are on site.
The agent’s take
“It was open concept with the kitchen combined with the living room,” said Mr. Cirillo, “but in most units [in the building], the kitchens are blocked off, or a separate room.”
