Agent Andre Kutyan looked for multiple offers for this four-bedroom house near Earl Bales Park by setting a very low initial asking price. One buyer added $515,000 to that in a formal offer within 24 hours, a week ahead of the date set by the seller to review offers. Another buyer rushed to assemble a rival bid but could not outdo the first bidder’s $1.81-million offer.
“It was aggressively priced below market value on purpose,” said Mr. Kutyan.
“We had good offers verbally, and my sellers would have transacted on the offer day at one of those prices, but when we started hearing north of $1.8-million, it became a strong consideration to look at.”
The 74-year-old home stood out not least for its unusually large 50- by 177-foot lot size, roughly 10 feet wider and 40 feet deeper than the neighbourhood average.
“There were properties sitting on the market in the area, but this was a bit of a unicorn,” Mr. Kutyan said.
“There were lots of different types of buyers, end users looking to live in the home, renovate and add on, and even some people looking at it from a land perspective.”
