This four-bedroom house, across from an elementary school and 200 metres west of Avenue Road, was on the market for about three months last fall, but couldn’t find a buyer. A second agent brought it back this summer with updated photography and a reduced asking price. Dozens of potential buyers arranged private tours or attended the open houses. Shortly after Canada Day, two purchase offers were submitted.
“We had it priced well, and there was a lack of inventory,” said agent Robert Greenberg. “We had a lot of traffic.”
His client, concerned by the disturbance created by a home under construction next door that might discourage buyers, accepted a strong offer of $3.24-million.
“Some people are opposed to being next to a construction site, but in the long run, it adds value to the street when you have all new homes,” Mr. Greenberg said.
“It’s in proximity to Avenue Road and all the amenities, shopping, transportation and highway, which are all big sellers for the neighbourhood.”
