The action
The sellers of this three-bedroom house were well aware that prices had declined since they bought the home in 2021. They took that into account when choosing to list the home for sale at $25,100 below what they had paid. Within 10 days, a deal was struck with the buyer trimming a further $9,900 from the asking price.
“The market had gone up and come down,” said agent Michael St. Jean.
“[The owner] is selling it in a different environment unfortunately, but the offer came in close to what they had paid a number of years earlier.”

The buyers, also clients of Mr. St. Jean, had seen enough properties to appreciate that this more than 30-year-old house had two major assets: it’s in move-in condition, complete with a new roof and laundry room, and it’s in a prime setting, backing onto a park and less than two kilometres from the QEW, GO train station, beach and marina.
“Everything in this house was completely done, and it’s turnkey,” Mr. St. Jean said.
“It’s in a nice neighbourhood, close to the highway, and not far from the lake and beach.”

What they got
This detached backsplit house has four floors, including a finished basement, and an attached garage.
The living and dining areas are on the main floor along with a kitchen that has a side exit to the 37- by 100-foot lot.
