The action

Considering rising supply levels and declining property values around this two-bedroom bungalow in Hamilton, agent Michael St. Jean knew it was unlikely it would sell for the amount his clients paid when they bought it at the height of the market in 2021. He was frank with the sellers, who agreed to an asking price that was $5,100 less than what they had paid.

“Looking at the current market and comparable sales in the neighbourhood, we wanted to be realistic,” Mr. St. Jean said.

“We had to keep in mind we had some competition. In this neighbourhood, the inventory level was standard, although compared to three or four years ago, it’s higher.”

Properties were taking 30 to 45 days to sell on average, but this roughly 60-year-old bungalow was a hit with buyers who Mr. St. Jean was already working with in their house hunt. Within two weeks, the house was sold for $561,000 – $13,900 below the asking price.

“The buyers were looking for a bit, and when this one popped up, they fell in love pretty quickly with the location, the basement in-law suite and the updates that had been done,” Mr. St. Jean said.

“It worked for them.”

The agent’s take

“It’s very close to Red Hill [Valley] Parkway and you can get onto the QEW to go to Niagara, Halton/Peel/Toronto area pretty quickly,” Mr. St. Jean said.

“You’re downtown, but not downtown, kind of tucked away, very close to the escarpment and Stoney Creek.”
