The marketing materials for this 78-year-old house only provided exterior photographs, keeping potential buyers focused on its prime 50-by-112-foot corner lot, near Lawrence Avenue and Avenue Road. Agent Robert Greenberg expected buyers would likely redesign the interior spaces, or perhaps tear down the existing building and build new.
“In Bedford Park, there aren’t a lot of 50-footers; most of them north of Lawrence are 40-foot or less,” said Mr. Greenberg.
“Really, this property was being sold for land value or for renovation.”
The exceptionally low asking price sparked a lot of interest both online and in person, with nearly 90 people coming through the door. On the day designated to review offers, the sellers sifted through six, with the one judged best passing the $2-million mark.
“People kept upping the ante,” Mr. Greenberg said.
“If I were to price this property close to market value, you wouldn’t be getting this type of activity.”
