“We didn’t have any direct competition at that time, which is why our timing was perfect, though it wasn’t done intentionally,” said agent Trevor C. Nicolle.
“Affordability was another thing that drives people to [properties in] that price category. Anything below $1-million has a lot of eyes on it.”
The best offer came in at $800,000 on the strength of recent home improvements, such as a sleek kitchen with quartz countertops and a centre island.
“On the main level, the seller did a nice renovation and made it really modern for that pocket where a lot of the houses seem to be all original,” Mr. Nicolle said.
“The money [the owner] invested in getting it updated ended up paying for itself, and he ended up turning a profit.”
