The action
This nearly 100-year-old house in midtown Toronto backs onto Eglinton Park. It had been slated for a renovation and expansion, but the owner decided to sell it instead, complete with approved plans and permits, as well as a laneway report for the possible addition of a two-storey suite on the 28- by 112-foot lot. Agent Andre Kutyan underpriced the home in May, hoping to spawn multiple offers, as happened with an updated home he sold for $1.65-million two weeks prior.
“I needed to go more aggressive in the asking price because I knew we’d lose a percentage of buyers over the poor condition of this house,” said Mr. Kutyan.
“This is one of the few remaining original homes backing onto the park on a premium side of the street.”
On the offer date, 14 bids were registered, but only three buyers were asked to make revisions. The best proposal rose to $1,625,000.
“I anticipated getting good traction because of its location,” Mr. Kutyan said.
“You could walk out to your terrace or look out your back window and have a beautiful view of the park.”

“It’s a unique situation with this one being the last house on the city lane,” Mr. Kutyan said.
“Your [potential] garage or garden suite would be perpendicular to it, making access very easy. For neighbouring properties to the north of this one, you have to do a three-point turn to get into their garages. For this, you drive straight through.”
