The action
Several detached properties north of Lawrence Avenue, between Yonge Street and Avenue Road, were underpriced in June to attract offers from multiple buyers.
The agent selling this three-bedroom house, built in the 1950s, used the same tactic, pricing it below $1.55-million. Within one week, 20 buyers had taken private tours, and two parties competed on the offer date.
“There was nothing like this the week we wanted to list,” said agent Ira Jelinek. “It’s the least expensive you can get for a detached house in that area.”
During the negotiations, the eventual buyers boosted their offer to $1,575,000, still an “affordable” price when compared to competing homes for sale nearby, though some of those were more than double the size.
“Buyers are pretty tight today,” said Mr. Jelinek. “You have to work hard to get [their offer] up.”

What they got
This two-storey house has three bedrooms and a newly renovated bathroom on the second floor.

“It had a great backyard with good room for kids to play and a lot of grass, and it’s in a friendly neighbourhood,” said Mr. Jelinek.
“You have all the amenities on Yonge and Avenue, like the subway.”
