The action

This 3,027-square-foot penthouse overlooking Victoria Memorial Square Park had 15 visitors during the time it was listed this spring. The owners, in no rush to sell, declined the first two purchase offers. They accepted the next one from a buyer who appreciated its size and setting.
“The buyer came in with a full price offer and we accepted,” said agent Christopher Bibby. “In the market we’re in, it’s a win.
“It ended up being the highest sale in the building recorded publicly.”
The benchmark points to the scarcity of condominiums like this one with three floors and an elevator.
“The unit is almost set up like a house in the sky,” Mr. Bibby said. “It’s a very unique layout.
“The elevator was custom done originally with the builder. It’s very unique and uncommon. It wasn’t a standard inclusion in other units.”
What they got

This penthouse has walls of windows in each room, plus a west-facing balcony off the kitchen and office and a south-facing balcony along the living and dining areas on the second floor.
The third floor has a recreation area, a laundry room and two bedrooms with full bathrooms.
A powder room is on the second level. The unit entrance is on the first level.
The unit has six storage lockers and two parking spots. Monthly fees of $3,341 cover water and use of the amenities at 1 Hotel, the luxury hotel that shares the 16-year-old building.
The agent’s take

“You’re overlooking Victoria Memorial Park, and it has a southeast exposure with views of the CN Tower and downtown core,” Mr. Bibby said.
“Residents have access to the hotel’s rooftop and shared, updated amenities, like the fitness facility and restaurants. That also made it really appealing to buyers.”
