This semi-detached house, listed under $1.4-million, was one of the more affordable options in the neighbourhood between Yonge Street and the Rosedale Golf Club. More than 80 buyers wandered through the home, and were told that the sellers would consider offers in one week. That evening, three bids were delivered.
“When we were out, there weren’t any semis out in Lawrence Park,” agent Belinda Lelli said, though there were detached homes for sale.
“We priced it to sell, but we priced it close to what we wanted as well.”
The best offer, free of conditions and $52,000 over the asking price, came from a couple who had toured the home numerous times.
“The buyers came to the open house on the weekend four times,” Ms. Lelli said.
“It gives people an opportunity to view the property without pressure from their agent and without pressure in general.”
