Agent Christopher Bibby had a one-bedroom plus den unit listed in the $700,000s on the 31st floor (unit 3106) of a 15-year-old high-rise near Bloor Street East. Then last fall he got another client with a similar model on the 29th floor. It had west-facing exposures as well, but while described as a one bedroom plus den, the two spaces were not separated by a wall.
“I was handling the only two one-bedroom plus den units in the building, both on the desirable side,” said Mr. Bibby. “The west-side [view] is unobstructed, and you get a lot of great natural light.
“But the majority of buyers preferred unit 3106 with a separate den.”
This unit’s lack of a fully separate den space brought the asking price below $700,000.
The unit received some offers, but after its tenant moved, stylish furnishings were added, and the price was lowered to $665,000 in February. Unit 3106 sold for $690,000 in March, providing the sellers of unit 2904 with a baseline for negotiating with a new buyer. A deal was written for $655,000.
“When we made the last price drop to $665,000, we staged it, and it really pushed us over the finish line,” Mr. Bibby said.
“We had a real-time sale [to reference] whereas it’s been challenging to use something from like eight or nine months ago as a comparable.”

“People are naturally drawn to the building’s architecture and the amenities,” Mr. Bibby said.
“In a lot of the new buildings, this square footage would be for a two-bedroom unit.”
