The action
Many potential buyers were drawn to this detached house because of its family-friendly location, close to well-regarded schools and the Rosedale Golf Club. They were less enthusiastic about the 100-year-old house’s worn condition, that it had only one bathroom, and that the basement was only partially finished. Its initial asking price of just under $1.4-million also had some buyers eyeing a slightly smaller but updated home also for sale nearby.
“Many young couples and young families with babies and toddlers loved the area,” said agent Belinda Lelli. “However, many did not want to undertake the renovations that are needed.
“In the same school catchment, which is an excellent school district, there were other offerings that were turnkey, including some semis.”
The sellers accepted the buyer feedback and trimmed back their asking price by $110,000. They received one offer, which they rejected as insufficient, but a second offer stuck at $1.22-million.
“This was a good opportunity to build equity and make it what you want,” said Ms. Lelli, noting the home’s potential resale value.
“If you put in a new kitchen and add a bathroom, you could hit the $2-million mark.”
