The action

This four-bedroom backsplit came to market in April when supply levels were low in the neighbourhood south of Steeles Avenue, between Bayview Avenue and Leslie Street. The owners priced it under $1.6-million, assuming buyers would push the price lower in negotiations. By chance, they were presented with two offers, and the competition led to a sale $2,088 over the asking price.

“It was well priced, which gave us a lot of showings, and ultimately we sold for just over the asking price,” said agent Ken Ramsay.

“After we sold, quite a few listings came out in the immediate area. We were very happy with the timing.”

The sale of the 58-year-old house was also helped by its excellent condition and sizable layout, with 2,369 square feet of living space, plus a finished basement.

“The way the house was laid out was conducive to having more space for people, and we feel that had a big impact on the interest it had,” said co-listing agent Jaime Ramsay.

“[The sellers] also renovated the kitchen and washrooms, and did less sexy renovations, like waterproofing around the house.”
