The action

This four-bedroom house on a 3.18-acre lot was on and off the market between $3.2-million and $2.3-million with two agents for over two years. Once a third team of realtors relisted it with an asking price closer to $2-million this year, buyers hunting for a large property in the area, roughly 50 kilometres north of downtown Toronto, arranged a tour and a $1.95-million purchase afterward.

“There weren’t a lot of rural properties that had come up in the King township area,” the buyers’ agent Joel Carcone said. “We visited maybe half a dozen.

“[My clients] had probably seen this one online but never moved forward with looking at it … until the adjusted price point became an attractive consideration for them.”

The buyers have already begun restoration of the two-storey Victorian, built for postmaster Jacob Walton around 1875. The home has double-brick construction, a wraparound veranda and gingerbread trim. At the front of the property, a stone wall dates to 1842.

“This is a landmark home,” Mr. Carcone said.

“It’s one of the larger, rural properties. People in the area refer to as ‘The Big House.’”

The agent’s take

“Kettleby is a beautiful small town,” Mr. Carcone said.

“It’s the kind of place where neighbours wave to one another and take pride in their homes and the community in which they live.”
