The action

These house hunters had a healthy budget of $4-million and began their search last year, starting with new, modern properties and gradually shifting toward larger houses with a pool. This four-bedroom house with a saltwater pool, about 100 metres from Eglinton Avenue, was their top prospect after it appeared on the market priced below $4.5-million in May, though the owners had paid $5.5-million just four years previously. It had been listed by a different agent last summer with an asking price of $5.45-million.

“It’s few and far between in this neighbourhood to have modern-style homes this nice,” said the buyers’ agent, Ira Jelinek.

“We hadn’t seen it when it was $5-million plus.”

As they finalized a deal for the home, a second buyer pitched an offer, forcing them to raise their bid to $4.05-million to remain the seller’s first choice.

“We had to improve a little bit, but we saw very good value at this number,” Mr. Jelinek said.

What they got

This detached house has 3,120 square feet of living space and modern luxuries, including an elevator, seven bathrooms, and a private office above the garage.

The main floor has a kitchen with an island and a dining area to one side. The living room, like the recreation area below, has a full-height fireplace and sliding doors to the pool at the back of the 35- by 124-foot lot.

Sunlight can reach many areas through floor-to-ceiling windows and a central atrium.

The flooring is heated in the primary ensuite bathroom and the basement. The private driveway is also heated.

The agent’s take

The location close to Eglinton was one asset that really appealed to the buyers, Mr. Jelinek said.

“The style of the interior and exterior is what they liked, and it also had a pool.”
