The action
This three-bedroom house had one showing over six months last year, with a price cut from $3.2-million to $3-million doing little to stir interest. Looking for a better result, the seller changed agents, who reset the price below $2.5-million, which was judged a more reasonable sum for a renovated home close to a busy thoroughfare.
“It’s two doors down from Avenue [Road], but the house was done to the nines,” said agent Amir Kiabi. “The [previous] price was significantly wrong, listed at $3.2-million. It didn’t make any sense.
“They also didn’t do any open houses like we did.”
One buyer was drawn into the open house by the new price, but hesitated to make an offer. But when they heard that two other offers had surfaced for the home after another $200,000 cut to the asking price, they made a winning offer of $2.38-million.
“Most people do open houses for two hours; we usually do them for five or six hours a day to get more people through the house,” Mr. Kiabi said.
“We found the buyer through an open house, who happened to live on the street.”
