The action

This summer, this 485-square-foot condo faced plenty of competition from other one-bedroom units for sale in the same two-tower complex known as Eau du Soleil, and in adjacent buildings overlooking Humber Bay Shores Park. The best strategy, according to agent Luke Dalinda, was setting an asking price below $500,000.

“Inventory was really high with about 50 one-bedroom units in the area,” said Mr. Dalinda.

“At the time, there were a lot in the $500,000 to $550,000 range.”

The alluring price, coupled with unobstructed views southwest, brought 16 visitors over two weeks in August. One buyer presented an offer, which the seller accepted, of $450,000.

“This property, while small at only 485 square feet, had really nice water views,” Mr. Dalinda said.

“When units are priced to today’s reality, buyers will show up.”

The complex, known as Eau du Soleil, has many amenities, including guest suites, a gym, a saltwater pool, a hot tub and a theatre.Royal LePage Real Estate Services Ltd.

What they got

This roughly six-year-old unit has one bedroom and a living room, both with sliding doors to a southwest-facing balcony.

There is a dining area and an L-shaped kitchen with quartz countertops, plus a three-piece bathroom and a closet for stacked laundry machines.

The unit has a storage locker and one parking spot. Monthly fees of $515 cover heating and concierge. There are guest suites, a gym, a saltwater pool, a hot tub, a theatre and terraces on the seventh floor.

The agent’s take

“It’s definitely one of the popular buildings with a lot of amenities,” Mr. Dalinda said.

“There’s a very large gym complex, outdoor barbecues, indoor party rooms and meeting rooms.”
