The action
The 1,658-square-foot unit has two parking spots and a 770-square-foot terrace.Sotheby’s International Realty Canada
This two-bedroom plus den unit in a 15-year-old building on Avenue Road was open to visits from potential buyers over two months this summer. After the asking price was reduced from $2.275-million to $2.15-million and around the time it recorded its 60th guest, two offers came in.
“Sixty showings was astounding,” said agent Paul Maranger, and was an indication that buyers felt they could bide their time. “Buyers don’t see a need to rush; they can sit and wait. Once they see there’s an offer, they jump forward.”

This 1,658-square-foot unit has two parking spots and a 770-square-foot terrace, two prime assets, Mr. Maranger said. “Once you get into larger apartments, it’s almost imperative to have two-car parking.”
“Most balconies are simply too tiny, but on this one, the seller had potted plants and herbs, and a barbecue area. It’s also L-shaped with a lounge area protected from the sun, and a dining area.”
What they got
This corner unit has a terrace with a built-in irrigation system and entrances into four rooms, including the den, kitchen, and primary bedroom. The living room also has windows facing east and south, and a gas fireplace.
There is a laundry room and three bathrooms, including one with heated flooring.

The unit comes with two storage lockers. Monthly fees of $2,059 cover internet, heating and water, as well as concierge, valet parking and amenities.
The agent’s take
The kitchen leads to a patio.Sotheby’s International Realty Canada
“Most kitchens in condos don’t have a window, and this had patio doors,” Mr. Maranger said.
“There’s a nice, boutique grocery store on the main floor of the building, and it’s on a lovely section of Avenue Road with bakeries, cafes, and restaurants.”
