The action
Down the street from the popular Stackt Market and historic Fort York, the 15-year-old Rêve building has a steady turnover of one- and two-bedroom units, but the last three-bedroom model, like this one, sold several years ago. Agent Christopher Bibby was optimistic the long absence of similar units would generate attention for his client’s offering, and marked it for sale in February.
“At the time, there were other units for sale, but all smaller stuff, and nothing of this size,” said Mr. Bibby.
“It’s really rare to see a three-bedroom unit these days, especially one with windows in all the bedrooms.”
There were no offers for the 1,060-square-foot unit the first time around, and it was relisted with the same asking price in April. It wasn’t until June that a bid came in, though substantially below asking. Negotiations brought the sale price to $1.07-million.
“Showings were consistent, we were just waiting for someone to commit,” Mr. Bibby said.
“It’s a rare unit, centrally located, and the clients had fully renovated the property.”

The agent’s take
“It has both north and south views,” Mr. Bibby said.
“The neighbourhood has really changed in the last few years with the addition of a grocery store directly behind.
“The Well is also down the road. It’s a new development with a collection of new restaurants, shops and boutiques.”
