The action
In early April, agent Trevor C. Nicolle managed to get multiple offers on two detached homes in Whitby, about 60 kilometres east of downtown Toronto. In the case of this four-bedroom house, the sale was largely fuelled by a low asking price.
“Statistics say sales are down in Durham Region,” said Mr. Nicolle. “But we’ve seen a turnover of listings using this strategy in particular.
“We took advantage of the lack of inventory and listed below market value with five days for showings. We ended up having about 40 showings and six offers.”
Letting buyers dictate the property’s value, some proposals hovered around its list price, while one topped out at $920,000.
“That sweet spot, below the $1-million category, has a lot of eyes on it,” Mr. Nicolle said.
“We’re seeing more activity from first-time buyers, which is encouraging for our market.”
