The action

Realtor Dennis Sepulveda said this was one of his toughest sales because of a highly public, prolonged and litigious strata dispute that had received much media attention, making the unit difficult to sell.

He initially told his clients to hold off, but they wanted to sell so they could purchase a detached house, and that purchase was subject to the sale of their condo. After a slow but steady stream of showings – and a $28,000 reduction in the asking price – one couple came forward with an offer.

“That’s what it came down to; we finally got to the right price where someone said they didn’t care about the strata issues,” said Mr. Sepulveda.

What they got

This three-bedroom, two-bathroom condo in a 17-year-old building is steps from Coquitlam Centre Mall, the SkyTrain and amenities.

At 1,035 square feet, two of the bedrooms are a bit small, but the condo has a spacious, open-concept layout and is bright, with floor-to-ceiling windows. The small kitchen has granite countertops and stainless-steel appliances.

The three-tower complex has three gyms, a hot tub, a yoga room, a community garden and other amenities.

The agent’s take

The sellers had paid $845,000 three years ago for the unit. Although they had to sell lower than desired, they got a good deal on a larger home.

“The detached home that they bought, it was also subject to sale,” said Mr. Sepulveda. “Everyone was waiting for this one to go, and then it was boom, boom, boom. Dominoes.”

The sale was completed June 16.
