The listing agent had helped the sellers purchase the property in 2020, for $485,000. They wanted to move to a comparable home in Vancouver.

“We knew that the market was trending downward, which meant we wouldn’t be able to get 2024 pricing on their condo,” said Dennis Sepulveda. “But I assured them that the market drop had affected all neighbourhoods, so they would be able to recover any discounts on the buying side.”

Their worries had been confirmed. The first weekend they had zero groups through two open houses, he said.

“We didn’t panic or do any price adjustments. We stuck to our guns.”

After two weeks of inactivity, they started to get private showings. Because it was a unique corner unit in a well-maintained concrete building, they soon got an offer.

“My clients were very happy with a quick sale at a good price in such a tough market.”

He said they ended up purchasing a Vancouver condo for $37,000 below the asking price.

The sale completed on Sept. 24.
