Listing agent Dwayne Launt had received several offers on this apartment, but they were too low for the seller, who was living in the unit. Because it’s a leasehold in an older building, it was one of the cheapest properties available in Vancouver.
What they got

Supplied
The ground-level studio apartment is on a quiet street near the future Broadway line subway, in a leasehold building that was built in 1967. The 484-square-foot unit has an updated kitchen with a peninsula bar for seating, an updated bathroom, hardwood floors and a large patio.
The building has underground parking, a shared laundry and allows rentals but not pets. In a leasehold agreement, the land owner sells use of the home for a fixed period but retains ownership of the land. In this case, the lease lasts until 2073, and the monthly fee includes taxes, cable and high-speed internet.
The agent’s take

Mr. Launt said the buyer did the math and realized that for less than $1,100 a month in fees he could live centrally for less than typical rent in the area, with utilities included.
“Where can you rent for less than $1,100 in Mount Pleasant?” asked Mr. Launt. “It’s such a central location, and he needed a ground floor space.”
