The action
This detached three-bedroom house near College Street and Dovercourt Road went up for sale in March, hoping to make the most of buyer demand in the early spring market. More than a dozen parties booked private tours and another two dozen swung by the open houses on the weekend.
“We thought we’d get ahead of the market in March when there wasn’t a lot of competition,” said agent Dino Capocci.
“It was definitely busy after we listed it.”
While the sellers of other nearby properties set their asking prices artificially low to generate bidding wars, Mr. Capocci recommended the sellers set their sights on a price just under $1.6-million, which was his estimation of its current value. Within two weeks, one bidder came forward with an offer, resulting in a sale at $55,000 under the asking price.
“I had a discussion with the sellers about going lower and having an offer date,” said Mr. Capocci. “But, looking at recent sales, that didn’t look like that was working.
“We decided it was better to go a little higher; leave some room for negotiation. And that’s exactly what happened.”
