What they got

This post-and-beam, custom-built, mid-century modern house sits on a large, 12,000-square-foot lot in the Caulfeild neighbourhood. With views of the ocean and Lion’s Gate Bridge, the 3,130-square-foot home is in original condition and had been occupied by the first owner.

Befitting the West Coast modernist style, the house has tall windows, exposed wood on walls and ceilings, a simple modern fireplace, and double-height foyer with a curved staircase. The four-bedroom, three-bathroom house is close to parks and trails, and Caulfeild Village shops.

“It had never been on the market before,” said listing agent Sam McCall. “And it was located in a very desirable part of West Vancouver.”

The action

Because it needed updates, the price reflected that, said Mr. McCall, who held several open houses, including an open house just for agents.

“I had lots of interest and lots of parties talking about writing offers, but these people came to the table pretty quickly,” he said of the buyers.

Mr. McCall, whose main area of business is West Vancouver, said the $2-million to $2.5-million range is the strongest market. As prices go higher, the market gets softer, he said.

The agent’s take

Mr. McCall said the serious buyers are making the rounds, but there isn’t the fear of missing out anymore.

“A lot of buyers these days just like to go to the opens, and not have any pressure,” said Mr. McCall. “They just come and look at properties themselves, and if they like it, then of course they contact their agent.”

The sale completed May 30.
