The action

This three-storey house has five bedrooms, six bathrooms and large principal rooms overlooking gated grounds siding onto Bloor Street and backing onto a ravine. Listed at around $3.9-million for three months last fall, it had 36 visitors, but no offers. In March, a different agent generated a similar guest count but secured seven offers with one key change: an asking price under $3-million.

“This is such a unique home, with 7,000 square feet above grade,” said agent Gillian Oxley.

“The only way to truly understand its value proposition was to price it below $3-million, have an offer date, and let the market show us what the value was.”

One buyer paid $3.31-million for the heritage-designated home built in 1910.

“It would have been one of the original estates of Rosedale,” Ms. Oxley said.

“The people who owned it before had done a complete reno. Every faucet was from Waterworks, the kitchen counters were solid copper and there was hand-cut, slate stone flooring. Everything was of absolute quality.”

What they got

The detached house has a double garage and a circular driveway on a 55- by 245-foot lot.

The original stained and leaded glass windows have been preserved, as have the fireplaces with antique mantels in seven rooms. There are several entertaining areas on the main and lower levels. The primary bedroom is on the second floor.

The dining room has coffered ceilings, and the kitchen has exposed timber beams, an island and upscale appliances, including an AGA cast-iron range.

There is a second kitchen downstairs and several southwest-facing decks.

The agent’s take

“It’s a great entertainer’s house,” said Ms. Oxley.

“You have no neighbours to the north on Bloor Street, and no neighbours to the west because you’re backing onto a ravine.”
