The action
The owner of this two-bedroom condo was unhappy with its first listing and scrapped the process after four days. They went to another agent, Kamil Lalji, who pushed for small, but essential changes, starting with a day’s worth of improvements, from fixing leaking faucets to painting over scuff marks.
“It just looked like deferred maintenance more than anything,” Mr. Lalji said.
“Even though it’s easy to fix and repair, a lot of buyers, when they see stuff like that, they don’t emotionally connect with the property where they’re willing to write an offer.”
The asking price was also trimmed back by $30,000, giving it a price advantage over similar units also for sale within the 28-year-old building. It drew nearly 20 visitors over two weeks, and one couple penned a $413,000 deal after the open house.
“My assumption was it would take 30 to 60 days to sell, but we got lucky because it was vacant and the buyers needed a vacant space with a quick possession,” Mr. Lalji said.
“It also had two parking spots, which is pretty rare for condos.”

What they got
This 1,117-square-foot unit has nine-foot ceilings, updated hardwood flooring and a gas fireplace in the living room.
There are two full bathrooms and an eat-in kitchen with an exit to a balcony facing south and west.
Water and heating costs are included in monthly fees of $813. A car wash bay and courtyard are on site.

“It’s a very nice location in Erlton, right across the street from some townhouses backing onto the Elbow River,” Mr. Lalji said.
“Access to the riverway pathway system is excellent, you’re not too far from a dog park, and you’re also adjacent to the MNP sports centre.”
