The action

This three-bedroom house, about 35 kilometres east of downtown Calgary, only had one offer despite a gradual price reduction from $849,900 to $799,900 over roughly five months last year. The sellers rejected the offer and decided to regroup in the heavy winter months.

“It’s a little east of Calgary, definitely attracting people from either Calgary or looking to relocate to Alberta,” agent Bryon Howard said.

“Being outside the city, it wouldn’t move as quickly as a city listing.”

Back on the market in February, the house attracted a new offer, though conditions attached to it left an opportunity for a second bidder to break through with a deal slightly above asking.

“We didn’t have a lot of activity, but the right buyer showed up,” Mr. Howard said.

“She bought the home for $100 over the list price and was thrilled.”

The agent’s take

“It was a little unusual to get a big piece of land with a nice, big yard and a big garage,” Mr. Howard said.

“It has reasonably nice views of the mountains and good proximity to the city, but it definitely has a small town, rural feel with a few amenities.’’
