The action

This semi-detached house near Shaganappi Point Golf Course was bought preconstruction in 2020. The owner recently decided to buy another home by the same builder and listed this one for sale on Family Day weekend. A handful of buyers toured the space over four weeks.

“There were similar properties [for sale], but they weren’t as upgraded,” agent Kamil Lalji said.

“This had plantation-style shutters, tons of built-ins, and $75,000 was spent on the backyard landscaping with interlocking paving stones and a pergola.”

In March, a buyer wrote an offer, but with another bid submitted right after, they raised theirs $100 over the asking price with a stipulation that it would rise to $1.25-million if the rival bid countered back higher. The second proposal was too low to trigger the clause, handing the first bidder ownership for $1.2-million.

“The buyer not only went over list, but put in an escalation clause of $25,000 more than the list price,” Mr. Lalji said.

“But our second-best offer was $50,000 below list. We weren’t able to use the escalation clause, but were happy with $100 over the list price as our final negotiated price.”
