The action

This semi-detached house near Shaganappi Point Golf Course came to market at an optimal time, with few competing properties in the area and no tenant to clutter the space. In three days, a conditional offer was received. Inquiries continued to come in from other interested buyers, but within a few days, negotiations with the one bidder resulted in a firm offer $27,900 under the asking price. The buyer’s conditions were waived the following week.

“We had serious interest, and the eventual buyer acted fast,” agent Bryon Howard said.

Having a built-in, double garage – an uncommon asset – likely boosted the popularity of the 10-year-old home.

“In that neighbourhood, there were about five comparables, although this was the only one with an underground garage,” Mr. Howard said.

“Most buyers are used to having detached, back-alley garages.”

“It’s between 17th Avenue and Bow Trail, very close to the river and the pathway system.”
