The action
This semi-detached house, a block east of Woodbine Avenue, between Gerrard Street and Kingston Road, only had one offer while it was listed for more than $1.4-million over two months last summer. This spring, different agents tried again, enhancing it features by updating the parking area and accentuating its exposed brick and beams and vibrant tilework with paint and decor.
“To get proper parking, we took the back fence down to allow access to the laneway and get a car into the yard, which was value-added,” said agent Shane Little.

“We’ve been having a great deal of success doing a pop of colour in all our listings,” he said. “Not to be overpowering with funky colours, but allow the character and emotion of the home to really shine.”
The most striking change of strategy was a big drop in the asking price to $1,029,000 – $421,000 less than its sale price in 2022. Within three days, two buyers tendered bids. The winner was $383,500 above the list price – but still $37,500 below what the sellers paid almost four years previously.

“When you walk in, there’s a beautiful sightline out the back, through the kitchen window, where you can see trees,” Mr. Little said.
“There’s a whole ecosystem that exists in the laneway behind with all the neighbours that’s really special.”
