Based on the remote location of this four-bedroom house on a 9.88-acre lot, agent David St. Jean geared up for months of marketing and several open houses to flag down potential buyers within the surrounding area or from large cities, such as Edmonton about 100 kilometres to the north.
“The nice thing about it is it’s 10 acres, private and treed, and it’s near Pigeon Lake,” said Mr. St. Jean.
“Right now, most buyers we see are moving from local areas, either coming from the city to the country to get more space or upsizing from their current home in the country to something bigger.”
In less time than anticipated, one guest negotiated a $1.3-million purchase, just $50,000 shy of the asking price.
“We only had it listed for 29 days,” Mr. St. Jean said.
