This four-bedroom home close to William Hawrelak Park on the North Saskatchewan River was one of only five properties sold for $3-million in Edmonton during the first three months of the year.

“The buyer paid top dollar for this,” agent Clare Packer said. “There are so few sales that transact over $3-million.

“This was priced at market value, with room to negotiate,” Ms. Packer said. “I think the buyer saw that and it sold for what we were hoping for.”

Unlike many comparable homes lining Saskatchewan Drive nearby, which can attribute much of their value to a prestigious address, this 21-year-old home stood on the merits of its craftsmanship and the size of its corner lot.

“This property is not on Saskatchewan Drive, but it is on a park and has an absolutely massive lot; almost 1,500 square metres,” Ms. Packer said. “The property itself is almost 4,000 square feet above grade.

“High-end building materials were used throughout.”

This custom, two-storey house has an enclosed den, and living and dining rooms sharing a stone fireplace and vaulted, wood ceilings.

The eat-in kitchen, open to a family room, has an island and a pantry.

There are five bathrooms, interior access to a triple garage and several exits to multiple patios.

The basement has a recreation area with a wet bar, a gym and a fifth bedroom.

The agent’s take

“It’s a master class in mountain-style architecture,” Ms. Packer said.

“It has these rich, warm, natural materials throughout. It’s quite different from what we typically see, which is ultra modern, at this price point in the area.”
