Agent Clare Packer estimated the value of this 78-year-old house was in the high $500,000s based on recent sales of similar homes in the community along MacKinnon Ravine and the North Saskatchewan River. To improve the odds of reaching that financial target quickly, it was priced at $549,900 this fall. Within a day, it had offers.
“I thought they should receive at least $575,000, but I advised listing it closer to $550,000 to ensure we had strong interest,” said Ms. Packer.
“It’s a strategy you use if you’re very confident it’ll work.”
The home sold for $50,100 over the asking price.
Ms. Packer said the three-bedroom house benefited from an excellent location, surrounded by established homes, schools, a community centre, parks and a river trail system.
“The house is an affordable price point for an otherwise very expensive community,” said Ms. Packer.
“Some of the most high-end, luxury estate-style homes are in that community. Some are $3-million to $4-million.”
