At the start of the year, this five-bedroom house on a 0.34-acre lot was one of the only options for sale at Sherwood Golf and Country Club Estates, an area that has attracted buyers from other parts of Alberta as well as from Ontario and British Columbia. As is typical in the winter months, it had few visitors. To spark some action, the price was lowered from $2-million to $1,899,900.
“Even though the luxury market is still pretty hot, properties of this size do tend to take a little bit longer to sell,” agent David St. Jean said.
“It’s a niche, luxury segment with a small, specific buyer [pool]. The longer days on market reflects waiting for the right match, not a weak demand.”
The 10-year-old house was purchased for $1,875,000 by an out-of-town buyer around the time more properties were appearing on the market.
“It [cost] less than some of the other properties in here, which maybe showed its value a little bit more,” Mr. St. Jean said.
