The action
This three-bedroom house is just 30 metres west of busy Avenue Road and sits directly across from Allenby Junior Public School. Agent André Kutyan thought the location might turn off some buyers and priced it strategically.
“It’s the first house in from Avenue Road … and though there is an advantage in being part of Allenby public school if you have young kids, you can hear the bell ringing,” Mr. Kutyan said.
“I positioned it in a way to make it attractive to both end users who’d live in it, and someone who might want to tear it down and build themselves a house.”
The owners welcomed preview tours but declined an impromptu purchase offer, betting that better offers would emerge after a week on the market. The early bidder returned with a new offer, but faced nine other competitors, one of whom emerged triumphant with a bid $455,000 over asking.
“[The sellers] opted to wait until they went to market, which paid off,” Mr. Kutyan said.
“We ended up getting more than that pre-emptive offer.”

“It was originally a four-bedroom home, but it’s now a three-bedroom home with a fairly large primary bedroom,” Mr. Kutyan said.
“It’s a 33-foot lot with a private drive, and oftentimes, most lots in the area are 25- or 30-feet [wide].”
