The action

The target audience for luxury condo units like this 2,272-square-foot corner unit on the lower penthouse level of a seven-storey building on Avenue Road is generally an older demographic. Realtors know that many of these potential buyers spend Canada’s cold months in warmer climes.

“The main audience will be generally more mature buyers, including snowbirds, and they come back by April 1,” said agent Paul Maranger.

“Entering the market at the same time as those buyers are coming back was important.

“There aren’t that many large units,” he said. “This one had a mega outdoor space that exceeded the indoor space in terms of square footage.”

The 15-year-old unit had also been refreshed with new hardwood floors, giving the seller additional leverage in the teeth of a market-wise decline. It sold for $170,000 below asking, roughly the same amount a similar corner penthouse in the building sold for in 2023.

“We spent a month updating this condo and getting it ready for market,” Mr. Maranger said.

“It paid off in spades for our seller.”

What they got

There are living and dining areas, separated by a gas fireplace, three bathrooms and a laundry room.

The unit has two storage lockers and parking spots. Monthly fees of $2,651 cover heating, water, cable and internet, as well as concierge service and use of recreational amenities.

The agent’s take

“That pocket of Avenue Road simply doesn’t have condo options,” Mr. Maranger said.

“There’s a lovely grocery store on the main floor of the building, and fabulous restaurants all around. The walkability there is great.”
