The action

The owners of this penthouse at Clock Tower Lofts had been renting out the space, but with the last tenants gone, they began a search for a buyer. It was a long process, and they lowered the price every month or two, sometimes by as much as $50,000.

“There was a lot of inventory and lots of condos not selling,” said agent Dino Capocci. “If they were selling, it was for a much-reduced price.

“Unfortunately, we had to keep reducing [our price] until we got it sold.”

When the sellers received their first offer for the 903-square-foot loft, listed for $659,000 at the time, they were satisfied to walk away with $641,000.

“They didn’t want to contemplate renting the unit [again],” Mr. Capocci said. “[They] were more than happy to sell it at the best price we could get.”

“For $641,000, that’s great value to buy a condo around 900 square feet, including parking and a locker.”

What they got

On the top floor of a former office building, this south-facing unit has 11½-foot ceilings, hardwood flooring, and wood sliding doors to enclose the den and two bedrooms.

The kitchen and living room both have large windows.

Two full bathrooms and six appliances come with the unit.

Monthly fees of $855 pay for water and heating, as well as 24-hour concierge and use of a gym and rooftop deck.

The agent’s take

“Being a penthouse with a south view that is unobstructed was a big selling feature,” Mr. Capocci said.

“It also has nice high ceilings.”
