The long-time owners of this 104-year-old house put it up for sale last fall, hoping it might attract some of the buyers recently outbid on similar properties in the area, near Bloor and Jane streets. Though it did get more than 50 visitors, many were put off by the home’s list of needed updates, and none of the offers came up to its roughly $1.6-million asking price.

“There was no lack of traffic and interest, but the scope of the project was larger than people wanted to take on,” agent Nutan Brown said.

“It’s a very solid structure with great bones, but in terms of systems, mechanics and cosmetics, it virtually needs everything.”

The home was brought back to market this spring with the price trimmed back by $174,000. One buyer finally made an offer, and a deal was struck for a further $23,000 below the revised asking price.

“We had some people come back, and we had new people come,” Ms. Brown said.

“Once the price came down, [the buyer] acted pretty quickly.”

The detached house retains many heritage details, such as hardwood flooring, plate rails and stained-glass windows in the dining room.

There is a formal living room and an eat-in kitchen with access to a mud room and the south-facing yard.

The second floor has three bedrooms and a four-piece bathroom.

An additional recreation area is in the basement. It also has a separate side entrance to a garage and a mutual driveway on the 25- by 110-foot lot.

“It’s a great street, a tiny street with just a few homes,” Ms. Brown said. “It’s in a very desirable school district.

“It’s also one block south of Bloor, about a five-minute walk from the subway.”
