These first-time buyers looked for two- or three-bedroom freehold properties in the family-friendly neighbourhoods around Bloor Street and High Park, but found that most properties within their $1-million budget needed costly repairs. They turned their search to high-rise condos and townhouse complexes. After two weeks of hunting, they found this three-bedroom unit in a stacked townhouse community south of Earlscourt Park.

“We hadn’t seen anything that touched this one,” said the buyers’ agent Nutan Brown.

“It’s like a house with a private entrance, a patio and a community, but doesn’t have elevators you have to wait for. There were a lot of pluses.”

By the time the buyers visited the home, it had been listed for weeks at $910,000, more than $45,000 below the amount the sellers paid in 2022. After some discussion, a deal was struck at $900,000.

“It was surprising it was still available because we walked in and loved everything about it,” Ms. Brown said.

“We were able to negotiate a price that was fair for the sellers and the buyers.”

In one corner of a group of townhouses, stacked on top of one another, this two-storey unit has its entrance off a front patio with new decking.
