This four-bedroom house had a “Coming Soon” sign put up on the lawn one evening, and by morning, several potential buyers had requested a sneak peek. Not yet having her brochures ready, agent Belinda Lelli allowed only two buyers in that afternoon, both of whom submitted offers that evening. The sellers who had been mulling an asking price of $2,598,000, accepted a bid that went $77,000 over that number, with no conditions.
“We anticipated it might take a couple of weeks as some stuff was languishing on the market for two to three weeks,” said Ms. Lelli.
“We staged it and it looked good, but we didn’t have photography. All I could send the buyers was the inspection [report]. It happened so fast, all of a sudden, we had two offers.”

Ms. Lelli said the roughly 20-year-old property is in a popular neighbourhood, one block east of Yonge Street, and close to top schools, the Rosedale Golf Club and the exclusive Granite Club.
“I find the east side of Yonge Street to be a little quieter,” Ms. Lelli said.
“You’re close to the subway, the best schools and the best parks.”
