The action
Agent Niki Mavani did not want this one-bedroom unit to get lumped in with other units, including some listed for months at Palace Place, a 33-year-old high-rise on the Humber River and Lake Ontario. Her plan to rise above the competition and sell quickly entailed an asking price under $700,000 and a makeover with fresh paint and furnishings.
“We spent time getting it staged and ready to showcase well compared to some other units in the building,” Ms. Mavani said.
“One specifically was a few floors down from where we were and looked like it was only virtually staged.”
Three buyers booked tours right away, and one negotiated a deal at $17,800 under the asking price five days later. Conditions on the offer were waived the next week.
“One agent mentioned condos in the building that are smaller in size, like one-bedroom [units], are taking a lot longer to sell, which wasn’t the case for us because the condo showcased really well,” Ms. Mavani said.
“The views in the unit were spectacular as well. It was a higher-floor unit with unobstructed lake views with west exposure.”

What they got
This 833-square-foot unit has wall-to-wall windows in the eat-in kitchen and a combined living and dining area.
The bathroom has been recently remodelled and the laundry machines are new.
The unit has one parking spot. Monthly fees of $921 cover utilities and cable, plus 24-hour concierge, gatehouse security, valet parking and shuttle service to Union Station.

“Palace Pier offers amenities that a lot of other buildings might not offer,” Ms. Mavani said.
“It’s on quite a bit of land, with outdoor tennis courts and areas for residents to barbecue.”
